Good news from the California Association of Realtors shows foreclosure filings are decreasing, median home prices in California are rising, new home sales have grown and homes prices throughout the country improved in May 2010. Foreclosure filings decrease 5 percent in first half of 2010
Foreclosure filings – notices of default, scheduled auctions, and bank repossessions – declined 5 percent during the first six months of the year compared with the previous six months, but rose 8 percent compared with the first six months of 2009, RealtyTrac® recently reported.  The report also shows that 1.28 percent of all U.S. housing units (one in 78) received at least one foreclosure filing in the first half of the year.
A total of 340,740 California properties received a foreclosure filing in the first half of 2010, the nation’s highest total, according to the report.  Filings in California decreased 15 percent from the previous six months and nearly 13 percent from the first six months of 2009.

California median home price rises 13.6 percent
In the absence of the federal home buyers tax credit, sales of existing, single-family homes in California declined 4.2 percent to a seasonally adjusted annual rate of 492,000 units in June compared with the same period a year ago, according to C.A.R.’s June sales and price report.  The median price of an existing home in California rose 13.6 percent to $350,911.
“Buyers who scrambled to close escrow in May to take advantage of federal and state tax credits before they expired impacted the number of homes sold last month,” said C.A.R. President Steve Goddard. “Although we expect sales to be lower in the second half of the year because of the absence of the government stimulus, they should remain above the long-run average and be significantly higher than the trough in 2007, when sales bottomed out.
“Although the tax credits are no longer available, it’s important to keep in mind that home prices are substantially below their peaks and interest rates remain at historic lows, making this a very affordable time for many first-time buyers to purchase a home of their own,” he said.
C.A.R.’s Unsold Inventory Index (UII) also rose to 4.8 months in June from 4.2 months in June 2009, but still remains lower than the long-run average of a 7.1-month supply of unsold inventory.

New home sales rise 23.6 percent in June
Sales of new homes rose 23.6 percent in June compared with May to a seasonally adjusted annual rate of 330,000 units, the U.S. Census Bureau and U.S. Dept. of Housing and Urban Development (HUD) announced this week.  On a year-over-year basis, new home sales declined 16.7 percent.
The median sales price of new houses sold in June 2010 was $213,400; the average sales price was $242,900. The seasonally adjusted estimate of new houses for sale at the end of June was 210,000 units, representing a supply of 7.6 months at the current sales rate.

Home prices nationwide improve in May
The 10-City and 20-City Composites tracked as part of the S&P/Case-Shiller Home Price Indices rose in May.  The 10-City Composite rose 5.4 percent in May compared with a year ago, and the 20-City Composite increased 4.6 percent compared with May 2009.  Nineteen of the 20 metro areas and both Composites showed an improvement in May compared with April, but only 12 of the metro areas reported better month-over-month growth rates in May than those reported in April.

We are all aware of the economic impact that oil spill has had. Real Estate Brokers and Agents say that BP’s Deepwater Horizon oil-drilling catastrophe has kept vacationers away. However other renters including BP staff, National Guard, Coast Guard Personnel, and the media are picking up a bit of the slack.  

              The environmental and economic costs caused by the disaster will certainly be major. Vivid media coverage is greatly discouraging real estate activity and risk of a tropical storm or hurricane lurks. There’s a lot of real estate within a 20 mile distance from the coastal beaches of Gulf States and there’s virtually nothing that can be done to prepare for such an event. All forms of real estate including, farms, office buildings, schools, government buildings, military installations, utility systems and homes are in peril which raises the question, who would want to live there let alone buy or invest property?

The Greater New Orleans Foundation is focused on charities that help fishermen and their families in Louisiana. The National Wildlife Foundation and the Humane Society of the United States are taking donations to help wildlife on the coast.

There are countless ways to celebrate 4th of July in Lake Arrowhead. This annual event draws a huge crowd to Lake Arrowhead, so it’s a good idea to plan ahead for a great 4th!

       Lake Arrowhead offers a spectacular fire works show, and great events all weekend long. Spectators from all over gather around the shoreline, at the Beach Clubs, Lake Arrowhead Village, on docks, at homes and in boats awaiting Lake Arrowhead’s biggest event of the year. Come early for best parking and viewing locations.

Harvard study finds job growth key to housing recovery

According to the State of the Nation’s Housing report released by the Joint Center for Housing Studies of Harvard University, Improved affordability for first-time buyers and government incentives led to increases in sales of existing homes last year.  The study also found a record number of foreclosures continues to add pressure to the housing market and millions of homeowners. Despite some positive signs early in the spring-buying season this year, housing continues to face significant challenges, according to the study.  “Many factors still are weighing heavily on the market,” said Nicolas P. Retsinas, director of the Center. “Elevated vacancy rates, record foreclosures, the expiration of the home buyer tax credit, and continued high unemployment all are causes for concern.” If history is a guide, what happens with jobs will matter the most to the strength of the housing rebound,” said Eric S. Belsky, executive director of the Joint Center for Housing Studies. ”Right now, economists expect the unemployment rate to stay high, but if employment growth surprises on the upside or downside, housing numbers could too.”
